Therefore, a good starting point for real estate lending analysis is discussing bank requirements for appraisals. This chapter includes a synopsis of Gary A. Goodman's article on this topic from the Banking Law Journal (March-April, 1994). The synopsis provides a good outline of the real estate lending policies that bank regulators require.

Participation in this sort of investigation will require banks to demonstrate that loan quality is within acceptable limits. The Lending Solutions program outlined in this book provides a way for lenders to quantitatively demonstrate real estate loan quality. In the past, analyzing real estate loans was no picnic. Traditional credit evaluation methods were not very helpful. Additionally, real estate development loans have phases with lower and higher risk. This compounds the problem of risk identification and makes early diagnosis of potentially distressed loans more troublesome.
